A guide for Folsom families
Four questions decide how an inherited Folsom house gets sold: who has the right to sell it, whether it goes through probate, what it was worth on the date of death, and what happens to the taxes. Settle those, and the sale works like any other.

Folsom by the numbers
For a death on or after April 1, 2025, a main home worth up to $750,000 can use a simpler court petition instead of full probate. Folsom's median sale over the last 12 months was exactly $750,000.
From MetroList, last 12 months
Not per square foot. About 1 in 9 Folsom houses sold in the last year was a trust, probate or court confirmation sale. They sold for the same price per square foot as every other house, and they sold faster.
The median sale price was lower because these houses were a little smaller and a little older: a median of 1,990 square feet against 2,097, and built in 1995 against 2000. They still sold in a median of 12 days.
| Trust and probate | All other sales | |

Prop 19 may let the child keep the parent's property tax base, up to the parent's taxable value plus $1,044,586, if it was the parent's main home and becomes the child's main home within a year. Value above that is added to the tax base.
How Prop 19 works →The home is reassessed, so the property tax resets to today's value. Run the rent against the new tax bill before you decide.
Property tax details →The tax basis usually resets to the value on the date of death, which can shrink the capital gain. The heirs split cash, not a house.
Get the two values →Most disagreements are really about the number. One sibling thinks $900,000, another thinks $750,000. Start with one value everyone can see, built from real sales near the house in the condition it is in today. The keep or sell talk gets much shorter after that.
I handle the sale side: the value, the prep, the buyers and the paperwork. I work alongside your probate attorney and CPA, not in place of them. For a one page overview, read my 2026 guide to an inherited house in Folsom.
Working together
"Scott Kirk was... our first choice when we had to sell my mother's house a few years later after she passed away. He made it as easy as possible, meeting at my convenience, making a stressful situation much less so."
Often. An executor with full authority can usually sell after giving the heirs at least 15 days notice. With limited authority, the sale goes to the court for confirmation. How it works.
Under Prop 19, yes. It has to have been the parent's main home, and the child has to make it their main home and file for the homeowners' exemption within one year. Check with the Sacramento County Assessor before you count on it. Taxes guide.
In a probate, the court's probate referee appraises the house. Outside probate, a licensed appraiser can. I can pull the MetroList sales around that date for your CPA.
Rarely all of it. Paint, flooring and a deep clean usually pay for themselves. A remodel adds months of carrying costs and rarely earns them back. Pricing a dated house.
After the estate gives the go ahead. Take your time with what matters to the family. An estate sale or cleanout company can handle the rest in a few days. First 30 days.
Text the word estate and the address. I'll send what sold around it and what I would list it at in the condition it's in. No meeting required.
